County official warns against paying high fee for deed copies
HUDSON — Area residents should be wary of businesses that offer to help obtain copies of real estate records, cautions St. Croix County Register of Deeds Beth Pabst.
She said several St. Croix County residents have recently got letters from companies offering to help obtain grant deeds. Companies like this are very bold and indicate the property owner must comply and respond by a certain date, said Pabst.
“Buying or refinancing a house is a huge endeavor with plenty of paperwork,” Pabst said. “Part of this paperwork is often a copy of the deed to the property.
Sometimes however, a recorded copy of the final deed does not get included.”
Pabst said her office can supply the copy for $2 to $3.
“These companies that want to assist you are willing to get you a copy of the same deed for the fee of $83,” said Pabst. “That’s quite a profit since they merely contact us and we provide the same copy for $2 or $3.”
Unfortunately, she said, what these companies are doing is not illegal. They are charging for the service of obtaining the copy — a service the county office provides at a fraction of the cost.
