PLEASE TAKE NOTICE that by virtue of a judgment of foreclosure entered on September 17, 2012 in the amount of $234,971.89 the Sheriff will sell the described premises at public auction as follows:

TIME: December 18, 2012 at 9:00 a.m.

TERMS: Pursuant to said judgment, 10% of the successful bid must be paid to the sheriff at the sale in cash, cashier's check or certified funds, payable to the clerk of courts (personal checks cannot and will not be accepted). The balance of the successful bid must be paid to the clerk of courts in cash, cashier's check or certified funds no later than ten days after the court's confirmation of the sale or else the 10% down payment is forfeited to the plaintiff. The property is sold 'as is' and subject to all liens and encumbrances.

DESCRIPTION: A parcel of land in Government Lot 2, Section 19, Township 26 North, Range 19 West of the 4th Principal Meridian, located in and forming a part of the Town of Oak Grove, Pierce County, Wisconsin, more particularly described as follows: Commencing at the South 1/4 corner of said Section 19; thence North 46 degrees 62' 01" West, 1263.24 feet to a point in the Northeasterly line of Birch Drive in Oak Grove Height's Addition, the point of beginning said point being North 42 degrees 50' 00" West, 603.54 feet (recorded as North 42 degrees 51' 00" West, 603.96 feet) from the Northeast corner of said Oak Grove Height's Addition; thence North 47 degrees 10' 00" East, 400.00 feet; thence North 42 degrees 50' 00" West, 240.00 feet; thence South 47 degrees 10' 00" West, 400.00 feet to a point in the Northeasterly line of said Birch Drive; thence South 42 degrees 50' 00" East, 240.00 feet along the Northeasterly line of said Birch Drive to the point of beginning. Bearing used for this description conform to bearings used for said Oak Grove Heights Addition .
